Since 4pm today I have received three leads: 

Craigslist and two from Zillow

These are sites that turbotenant reached out to. So far so good however this is my first rental so I do not have experience with any other systems.

Regarding the credit check specifications... I initially was going to enter 650+. Was hesitant due to another forum that I read on BP mentioning not using specifics as it is easier to just say that the applicant did not meet requirements when denying individuals. Then someone on this forum suggested to just condense the  requirement on the ad.

Just looked up Turbotenant and this place is great! I'm still looking at the website but from what I can see so far I'll be utilizing this company.

They are even going to have a rent collection option soon. This is something I've been thinking about as it would appear more professional.

I'll take your advice to the application fee. I was only attempting to get ahead of another property listed for rent in the area who's fee is 50$. I'll do as you advised and still come ahead at 25$ fee.

I did not account for the repercussions you mentioned.

BP,

I'm about to list my first rental. Doing so on Craigslist. Besides the description of the property am I missing any important information?

No application fee. Must have a credit score of 650+ and a yearly household income of 57K+ Pass the background check and have no prior evictions.

Security deposit of 1,250 required. 1,575 per month with a one year contract.
Pets are allowed.
Email for application and open house date.

 I've attempted to make as many notes as possible while listening to BP Podcast however sometimes I'm unable to do so during my commute. 

Listed the reasonable credit score (Texas average 674)

Yearly income of 3X rent. (Burleson, TX average 68K)

Security deposit

Email only and have one day for open house for all.

Its very frustrating as the hit I'm taking is 30K. While this deal is closing I'm looking at a duplex for sale at 26k (One bed, One bath each side). So in my mind I'm not taking a hit for 30K I'm taking a hit on what I know the 30k can produce for me!
