My first rental

BP,

I'm about to list my first rental. Doing so on Craigslist. Besides the description of the property am I missing any important information?

No application fee. Must have a credit score of 650+ and a yearly household income of 57K+ Pass the background check and have no prior evictions.

Security deposit of 1,250 required. 1,575 per month with a one year contract.
Pets are allowed.
Email for application and open house date.

 I've attempted to make as many notes as possible while listening to BP Podcast however sometimes I'm unable to do so during my commute. 

Listed the reasonable credit score (Texas average 674)

Yearly income of 3X rent. (Burleson, TX average 68K)

Security deposit

Email only and have one day for open house for all.

strongly recommend an application fee. If you want people to take you seriously, charge at least 25$ per person. You can tell them if they are accpeted it will come off first month's rent.  If you do not, people will waste your time. You will receive plenty reponses, but none will meet your standards. Make sure you post on other sites like zillow as well.
