Each is different, you can either look for it in the Housing Authority website or County website under housing or Housing choice Voucher payment standards. And there is always Google

The first thing to do is to complete a full Request for tenancy approval form. The tenant should have a valid voucher (has expiration date). complete the entire packet including Landlord section. Once that is submitted and approved you will receive an inspection date. Once the unit has passed inspection then a survey is conducted to ensure you are requesting reasonable rent. Once that process is completed and cleared you will receive a date for both tenant and landlord to sign lease and Housing Assistance Payments (HAP). The HAP is a binding contract between Landlord and Housing Authority for payments.

Check out the site Gosection8.com to post properties also check on HUD.gov on rules for handicap property and also check your local Housing Authority inspection department.

Hi Al, 

A few site to check out Gosection8, socialserv.com, HUD.gov....your Housing Authority should have a landlord site as well. Find out which inspection agency they use, ex CGI Inspection (one of the most popular). Before you start upgrading, section 8 typically go by your surround unassisted unit rent amount. So you may upgrade but won't get an increase. Also inquire about Rent Increase Request and when is the earliest you can submit one( typically after a year).:..Rent increases may need to be submitted 60days before Voucher Anniversary date. If you have lots of section 8 properties you can get someone to manage section 8 Voucher anniversary dates and when to put in for a Rent Increase request. A few Housing Authorities will accept Rent Request anytime during the year however others have restricted time frames. Anniversary dates maybe different from your lease dates.

If she is a section 8 tenant, you can contact her Specialist and let them know you want to break you contract, you are no longer interested in continuing the lease. Document the recurring incidences and the specialist should give you the steps to follow. Each housing Authority is different, some can have restrictions if it is the first year on the lease and some can accept a mutual agreement to break lease on the first year however a 30day notice is required. I hope this helps.
