Most housing authorities have Rent Increase request form that need to be submitted in a timely manner. Increase are yearly. Some would like submissions to be 60day before clients Annual recertification or just anytime as long as a year has past.

Best thing to do is to get someone or company to manage the section 8 part. You will have to maintain units and maintain clients file with section 8. I worked with section 8 for years and have come across landlords that are not familiar with the rules and regulations this can really hurt your cash flow.

Michael Haynes I know of a few sites such as Gosection8.com that has section 8 rentals. The site has a list of properties landlords advertise for tenants to view. Also socialserv.com a great section rental site as well.

Once you have purchase the property the Housing Authority has documents to be completed to transfer the ownership. Be sure to have tenant notify housing authority that property is being sold and new owner is interested in section 8, this can delay payments if not known in advance. It is best to retrieve current lease between past owner and tenant, if possible create your own lease and submit to the HA. Please be sure to solve this any deposit information or monies owed to tenant from previous landlord.

Nathan Richmond That is correct, the Housing Authority will survey unassisted units in the area to approve or deny request. The units must be unassisted and you can not be the highest request. Also find out if the housing authority have rules on when to Request for a Rent increase. Some don't mind when as long as it's been over a year since increase and a few require 60days before the tenants annual recertification months or you have to wait an entire year if your submit too late. Ask housing authority when is tenants Annual.

Javier Fernandez This is somewhat of a tough question. It all depends on your tenants, if you have a proactive tenant that keeps on top of their Annual Recertification and inspections you may never need to visit the office. However there are some that will not renew in time nor keep up with property and fail inspections. These are major issues that will cause your HAP (housing authority payments) to stop. It's best you stay on top of tenants to ensure they are responding to housing authority and keeping up with property, also their utility bills.

Corey Jacobs Sorry for the late response, I am not receiving alerts anymore. There is a way to make profit depending on where the property is located. Best advice is to do a survey of unassisted unit and see what rental price they are going for. This will determine how much rent you can request from the Housing Authority and of course it depends on how much the tenant can afford. Most landlords want tenants that the housing authority pay full rent for them. The down side to that is they are cutting themselves short on the rent amount the can request. Most working families can afford more.
