You can find better NOI in the Chattanooga and surrounding areas. The smaller communities around Nashville can work also.

My partner and I are just acquiring some apartment complexes in Memphis; an 80 unit and a 40 unit. I need PM---and a rehabber that specifically works with properties like these. We have onsite management and software but want a supervisory company overseeing.

These are properties that need repositioning so I want a sharp team. Can any of you help with referrals? Or companies to avoid?

@Sunny Gupta as we discussed a few months ago have a team that works together and is accountable to each other is the key to success. I hope you got the matter resolved.

One other thing to remember is paying more for PM makes a difference

@Stanley Whigham @Joe Moore @Albert Bui  Thank you for the great info here! I have been looking into this to see if it something that would help me. I would have excellent credit if it weren't for huge medical bills from a couple years back. 

Murphy's law; i was just looking into insurance for self employed when I ended up in hospital for an extended stay. It will be several more years before that falls off my reports. I would love to have lines of credit for the good deals I find instead of always having to wholesale them out.

I know where Ringgold is ;-) I have been working that area as well as others around Chattanooga.

You are looking for a house to rehab and then flip to an investor or retail buyer? You didn't say exactly what you want. Are you experienced with rehabs?

I have a pretty great network in the area. If you mention what you want I can keep my eyes open for you.
