I live in Cottonwood (love it) and rentals anywhere from here to Clarkdale to Camp Verde

are soooooo hard to find!! This is a huge retirement community (all 3 cities). Development

is going on at an amazing pace. I see rainbows ahead.

Reposition Opportunity in a solid B class area

The property is currently condemned for structural damage. Renovation will be approx. $1.5-$2MM.

The property has over 200 rooms (efficiencies and 1bds) that were used as weekly rentals. 

The rates in it's condition were $150-$175 a week. That is an average rate of $162.50 X 200 = $32,500 per week x 52 wks = $1,690,000 yearly income. The owner wants to sell the property according to a worker on the property. It is not currently listed or on the open market. The ARV is approx. $16,900,000.

Price will be close to $2MM. This one will go fast. If interested let's get an ncnd signed and move quickly.

I have been building a relationship with a seller's rep that has several new luxury apartment communities in major cities in Florida. He asked if I would like to bring a buyer to these beautiful properties.

Some are stabilized and some are in final lease-up.

I have been working with value add apt. communities for the past year. My buyers are in that niche. I am looking for interested accredited buyers for these kind of assets.

I will consider a JV with experienced people in these markets after ncnd has been taken care of. I will send financial & property info on these assets without address if you want to see if you are interested.

This cash cow brings in $160K during the 4 month High season alone $160k the rest of the year---conservatively speaking-----with NO marketing. Good upside.

Only needs light cosmetic updating.

In order to maximize profits of this beach front property someone with vision could erect a condo tower. City has approved already.

It already sits nestled in among many other properties that operate as hotels, condos and condotels.

Continue to run it as a motel while completing the condo plans. Lots of options!!

@bobby beard I am involved with an upcoming condo development project in PCB so am researching the market. 

I just saw your post here----don't know why no one answered. I am wondering if you decided in favor of a condo and why or why not. It would seem that beach front vacation (or otherwise) properties would be good right now with the Boomers and Millennials.

I would love to hear what you are up to down there ;-)
