@Will Sholy,  I am from Ventura also!! I I haven't been back since 2007 though. The reason I changed my mind about John Jackson is, after years of being investor friends, he asked me to be his acquisition person, help train his students and to speak at his seminars. I was shocked at his lack of integrity and dishonesty. It was a very sad reality to me but I left that arrangement with him owing me a lot of money. I still have people contacting me 2 years later asking if I know a way they can get their money back. Some of these people paid $30-50k for his "high-end" courses
. . after which he basically dodged their requests/calls/emails for what they were promised.  There have been a several threats of a lawsuit.

If anyone is reading this that I had contact with during that time I had nothing to do with his tactics. I had no idea things were as they were, and I am sorry you got caught in his net.

Amazing views of Lake Montezuma and the valley all the way to Sedona.

Wonderful house, 3 beds/4ba 2543sf. Neighborhood is so quiet you can hear a pin drop!

This is a fixer, easy stuff: dry wall in areas due to repair of water damage (damage was not within walls; it was a toilet left running while vacant. Has been repaired)
Carpets could use stretching or replaced; very clean though (upstairs)
Some flooring (carpet in bedrooms) needs to be replaced.
General updates---kitchen and bathrooms

Only

$168k !!!!! Price is discounted 55% below market. ARV is $300k

This is a beautifully renovated historic home.

Tastefully upgraded with modern amenities, yet painstakingly preserved for historic charm.
The original hardwood floors were restored downstairs and polished to shine. New aluminum windows were installed, bringing modern efficiency and elegance without loosing the historic touch.
The kitchen is beautifully renovated and features a breakfast nook that overlooks the expansive back yard.
The family room has a fireplace to keep you warm on chilly winter nights.
The house is electric throughout, with a new electric water heater.
New central heat and air complete the modernization. Live in modern comfort in the historical district!

Leased for one year at $1295.
ARV $150k

Before Postlets shut down I put all my wholesale deals (for sale) there and they MOVED and FAST!!

It also helped me with building my buyers list.

Did any of you do the same? Have you replaced Postlets with anything else of quality? I miss it so much!
