Need PM& Rehab Team for 80 Unit Memphis

My partner and I are just acquiring some apartment complexes in Memphis; an 80 unit and a 40 unit. I need PM---and a rehabber that specifically works with properties like these. We have onsite management and software but want a supervisory company overseeing.

These are properties that need repositioning so I want a sharp team. Can any of you help with referrals? Or companies to avoid?

To find a good PM go to IREM.org search for CPM certified property managers. Call 5 that specialize in repo's ask them what parts of the city they like/dislike and why. Ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? How will they fill an unstable propperty. Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.
