I'm a fellow investor in the St. Louis area as well. Happy to connect! I'm also focusing on south city neighborhoods (North Hampton, South Hampton, Dogtown, etc.)

If you want to connect with local investors in person, I help coordinate a monthly meet up that you all could join. Look up the St. Louis REI Happy Hour in BiggerPockets' Events section. Our next event is next Thursday, Nov. 21, and it's free! We'll also be raffling off some BiggerPockets books at this month's event. Hope to see some of you there!

The meetup next week will also be our holiday/end of year party! We'll be raffling off some BiggerPockets books as attendance prizes. Don't miss it!!

@Ryan Ulrich... where is the property specifically? I own 10 units in various areas throughout South St. Louis City. My latest is a duplex in Dogtown, and I may test out AirBnB on one side.

Post: Breaking lease due to short-term disability?

One of my tenants just contacted to say that, in addition to the other tenant on the lease leaving due to "emergency reasons," (not sure when that happened), she has now been instructed by her doctor to go on short-term disability, which cuts her salary and affects her ability to pay rent. She says she's not sure how to make ends meet, and she understands if we need to break the lease. (However, prior to me taking over self management, I know she was trying to break her lease due to unhappiness with the previous property management.)

Any other self managers out there have thoughts on how to handle this diplomatically, without letting anyone off the hook too easily? My first thought is to request a doctor's note. Other than that, I'm not quite sure. Her lease is up at the end of November.

Thanks in advance for any thoughts!

. But I would like to hear from you.

I'm looking for recommendations for electricians and plumbers in St. Louis. I need professionals to call when maintenance needs arise at my rentals that my go-to handyman can't handle. Any other St. Louis investors who self-manage have some good contacts? Thanks!
