@Nathan Cross, I'm probably the one you saw on Instagram sharing the St. Louis REI Happy Hour! Like Peter said, we aren't meeting thanks to COVID-19. But we are working on a virtual meetup of the end of May. Let me know if you'd like to be added to the email list... I have your email address already.

St. Louis is beginning to reopen things on May 18th, but large group gatherings still won't be allowed. I'm hoping by June, but who knows.

Regardless of whether we can meet in large groups, we're coming out of our stay-at-home order (for now, at least). So let me know when you make it to town and we can grab a coffee or something!

Hello! I have a friend in Sarasota, FL who wants to do a cash-out refinance on a single family home. He asked me for recommendations, but since I tend to use local/regional lenders here in St. Louis, I figured I'd come to you guys.

Does anyone have recommendations for good local lenders in the Sarasota area to contact about a cash-out refi? Thank you!

@Justin Tahilramani So it's traditional renters? Do you also use the farm for personal enjoyment? I've seen a couple of options with multiple dwelling units on the land, so this could be an option.

@David Ounanian thanks. Those numbers are in line with what we've seen so far... tillable acres renting for about $150/acre annually. I've seen other income options (timber and CRP)... but none of it seems enough to cover the full cost of owning the land.

We're still gonna buy something. It's for fun! But it's good to understand the income options, and how far they'll take you, ahead of time.

@Lucas Gillmore I appreciate the insight! I don't need it to cash flow... it's for my family's enjoyment. But good to know I shouldn't hold my breath for something that covers costs. If anything, we'll just enjoy a small offset of our costs!
