Alex - I hear you! We're not looking to make a bunch of money off this... we just want to get as close to covering the costs of our second home as possible. A family getaway that simply pays for itself is the dream. :)

I'm hoping to connect with landowners, investors, agents and lenders familiar with farm land in Missouri.

My husband and I are interested in a lifestyle investment in some land where we can get away from the city with the kids. (And where my husband can hunt!) We'd like this farm to at least partially, if not fully, pay for itself with rented tillable acres, timber, etc. Looking for something 60+ acres that's within a 3 hour drive of St. Louis. Anyone have experience with this??

100% of my tenants (10 units) paid within our 5-day grace period. We have rents ranging from $500 to $1400 per unit. Tenants are a mix... one Section 8, a couple of students, a police officer, someone who works for an electric company, and other assorted vocations.


I sent a preemptive email telling my tenants how we are responding to COVID-19. In the email, I mentioned (among other things) that they should let me know ASAP if they lost a job or hours were reduced so that I could help them find resources to cover expenses. Every tenant thanked me for reaching out and let me know they were good so far. Here's hoping next month is as smooth!

Our next meeting of the St. Louis REI Happy Hour, presented by True Title Company, is on March 26th from 5 - 8pm in the 1942 Room of the Pat Connolly Tavern (in Dogtown).

This is a laid-back, networking-focused event that allows investors of all experience levels to engage with other like-minded individuals in the area. Connect, share, and learn with others who are active in the St. Louis real estate scene!

AGENDA:

I just bought and renovated a duplex in a fun area of St. Louis. I decided to rent one side long-term, and try out short-term on the other side. No idea how the city will handle potentially re-classing when one side is long-term... but I'm hoping it provides a buffer. I'll have to get through a whole year before I can speak to profitability versus long-term. But I can tell you that I have 10 units and only AirBnB one. I think it's an interesting niche, but I wouldn't put all my eggs in that basket.

@Cory Remekun... what's your goal with investing? Are you looking for cash flow? If so, St. Louis probably still has more opportunity than Dallas, from my understanding of the markets. I live and invest in St. Louis (and use @Peter MacKercher for buying and renovating). It does feel hot here, but deals can be found!
