Breaking lease due to short-term disability?
One of my tenants just contacted to say that, in addition to the other tenant on the lease leaving due to "emergency reasons," (not sure when that happened), she has now been instructed by her doctor to go on short-term disability, which cuts her salary and affects her ability to pay rent. She says she's not sure how to make ends meet, and she understands if we need to break the lease. (However, prior to me taking over self management, I know she was trying to break her lease due to unhappiness with the previous property management.)
Any other self managers out there have thoughts on how to handle this diplomatically, without letting anyone off the hook too easily? My first thought is to request a doctor's note. Other than that, I'm not quite sure. Her lease is up at the end of November.
