As @Ryan Mullin pointed out, @Derek Lacy is a great resource, I have had my insurance for Indy rentals through him. Try to get both ACV and RCV quotes and decide which one makes sense.

Bought few turnkeys in Indy and so far working great. Had a great team looking after my investment. Feel free to  PM me with any question or my experience. I am in expensive area of Northern Virginia myself like you. Had not enough time with busy life at work and growing family to hunt, snag deal and rehab myself.

welcome to BP. Its a great platform to share ideas and hang out with like minded people virtually. 

I am in NOVA (Herndon) and using this site for almost a year now. Part time investor and looking for deals to partner with someone in my backyard. You are right DMV metro is crazy in terms of housing prices and only appreciation no cash flow so looking for markets within 1-2 hours driving distance. have been to Shenandoah skyline multiple times via Front royal but never thought from investing standpoint. I have bought few turnkeys through FS Houses and I can tell you@Laurence Walsh-Hodson from my experience, they are ethical honest people who never try to take advantage of their out of state investor. 

Before investing, I thoroughly vetted them, flew into the city and met the team personally before putting my dough there. My experience has been nothing short of exceptional with their properties and management. However everyone's experience is different and things sometimes are blown out of proportion over a small thing and this post is classic example of it. Good luck to you and John and hope things work out for you both with whom soever you prefer to work with in Indy which is great market for cash flow.
