@Darrin Wesenberg  I ended up using Derek Grace from Golden Eye Home inspection. He did a  thorough job for my Clayton (Dayton) rental and provided me the report the same day. Google him and you can read reviews about his work as well as his contact details.

Turnkey is a great way to enter in REI space if not willing to hustle much on local market or high price point entry is the barrier. Turnkey does take some work though especially finding trustworthy provider whom you feel comfortable working with. More than macro and micro economy of the place/neighborhood, its the people who make or break the investment so tread with caution, visit the city and vet as much as you can about the provider and their product. I myself have few turnkeys and they are doing well so far so can't speak against it. However I am thinking of diversifying into BRRRR side of investing. Every model has their pros and cons so weigh that and see what works for you with you time,skill and resources.

I have that clause in the lease  - replace HVAC filter every month. 

 I liked the idea of sending over the filters, setup automated email reminders and ask them to write last replaced date. Let me see how this goes. I am trying to establish some systems to make things easier and appreciate everyone's suggestion.

Just wanted to pick other landlord's brain on how do they enforce tenants (in a good way) to change HVAC filter on a regular basis. I am not self managing my properties and out of state. Through PM if sending contractor to do that small job, it's not worth the money to pay the trip cost for this (probably 50-100 bucks). I assume HVAC filters are required to be replaced every 2-3 months based on the usage and weather plus it improves its efficiency and reduce energy bill. 

Few ideas floating like order and sending filters at the property, automated email reminder. gift card or some way to reward them (bottle of wine or something) after few months say 6-8 months....After all it is in my interest to keep the property in good shape.

How are you incentivizing your tenant to exhibit good behavior and take care of property well?

I would also  be interested to hear what others have to say. I am working with my team to appeal over property tax assessed value in the Dayton, Ohio market. Not sure about its success but worth a shot.

If you have w2 income, best is to go with low rate 15/30 year fixed conventional financing. If not, HELOC is other great option. Find below market deal, pay cash, little rehab to improve its value, cashout refinance (70-75% ltv) after seasoning to pay back Heloc or repeat the process to buy another deal. Just to let you know, you can not cash out refi beyond 4 loans.
