How do you get your financing? Is that cash purchase or HML/PML or commercial lender? How much reserve ($ or %age) normally do you keep per property for Capex/maintenance? Do you hold them under LLC or on your name? Sorry too many questions but trying to learn ropes from seasoned investor like you. Thanks and much success in 2016!

Like many, my motivation is to create passive income streams and get financial freedom while I am young. Not being dependent on anyone to control my life, be my own boss of my time and retire early . Real estate is what I love to do and great vehicle to create wealth over long period of time. So my mode to achieve my purpose aligns well with real estate.

Indy is definitely a great cash flow market. You need to compare apple to apple in terms of job growth/demographics/population stats/neighborhoods etc for both cities before narrowing down your choice of place to invest. Most important are the people you are going to work with. It will make or break your investment so visit the city whichever you decide, meet locals and people you are going to work with before anything...If you are going turnkey route, there are many providers in those markets to choose from...

No closing without inspection. That's how I look at it no matter how new or old house is. Think of it as money invested for a peaceful night sleep knowing you are not buying lemon. I walked away from my first potential rental property as it had termites/asbestos/foundation issues. Too much risk to undertake when newbie especially.

your best bet would be to go for 203k loan. The FHA 203k renovation loan program provides funds for both the purchase and renovation of a home packaged into one mortgage loan. Once the purchase of the home is closed, renovation funds are held in escrow to pay for pre-determined renovation work done by approved renovation contractors.
