Hi everyone! I am wondering what are some resources, preferably free, to get market data for the area I work in? I have lived in Charlotte for 14 years so I know school districts, the different areas, age of certain areas, you know the stuff you should know when you've lived somewhere for 10+ years. I am looking for more detailed information, like the supply over past 6 months, future population projections, anticipated increases in income, things like that. If anyone has a site they use to get this info or if you know who in my local government would have that I would appreciate it if you could pass that along to me!

Put up plywood instead of windows... Totally kidding. I like the idea of the police report. Not sure if you could make a contract and have her sign it saying that any "vandalism" done to the property must go directly to the police and you can receive a copy of the report. I would even say this is for her protection, if people are breaking the windows, you want to ensure her safety as a tenant in your property.

@Heather Frusco Great info, thank you!! I kind of assume that’s why one hasn’t been put in this area already because of how expensive they can get. It’s in a lake town and I thought maybe offering boat detailing would be able to bring in extra revenue, but that means people would have to trailer their boats to the location so it probably wouldn’t be enough extra $$$ to justify building from the ground up

They make a lot of sense if the location is there. In charlotte, we started getting food halls and they have been a huge hit for essentially be a place where food trucks can have a permanent residence to serve their food. With that mindset take the other side of the coin and it could be very beneficial for restaurants to have a “pop up” shop or a place for food trucks to get extra business. We also have Food Truck Friday held at breweries which is just a place for 5-6 food trucks to set up while people get beer, win win on both sides. 

That was an extremely round about way to say that if the positioning is right this can easily be a success. As the land lord, you might also need to consider dump stations for grease and what not, clean restrooms/portapots, sitting area and someone to keep trash picked up. Other than that this can be a pretty hands off business

I did it, and I can say that it will be tough if you plan on doing it part time. You can gain the knowledge without becoming an agent, but might lack the experience when you invest. Also just bear in mind that becoming an agent is very expensive. I made a YouTube video that breaks down the cost, you can look it up by searching “Matt mulvihill cost of becoming an agent” on YouTube if money is also something you’re taking into consideration.

Hi BP! This might be a shot in the dark but there is a piece of land for sale by my house that would be a great location for a car wash. The closest one to me is about 15 miles so the demand is there, but I know that this would be a crazy expensive project and difficult. Does anyone have any experience with either starting a carwash or buying raw land to develop something similar?
