Buying land for a Carwash

Hi BP! This might be a shot in the dark but there is a piece of land for sale by my house that would be a great location for a car wash. The closest one to me is about 15 miles so the demand is there, but I know that this would be a crazy expensive project and difficult. Does anyone have any experience with either starting a carwash or buying raw land to develop something similar?
