@Lynn M. My broker suggested calling the listing agent/owner and see if they are ok with it and both times they were. It was a hypoallergenic dog so allergies in theory weren’t an issue, but I don’t always buy the hypoallergenic thing.

Since I’ve only been an agent since February I’m still learning, but I’m so eager to do what I can to get money back in my pockets which is why I did what I could to provide a good experience. If I’m being honest I should have been more firm from the very first contact but I learned and now I know moving forward

I appreciate all the feedback everyone! As a new agent it was an odd situation but as many of you suggested I severed my ties with the couple. High maintenance is not usually a problem for me, but it went too far with other issues and my time was being wasted. I always say, experience is what you got when you didn't get what you wanted and this was absolutely a learning experience!

@Patrick Blankenship hey Patrick, thank you for your service. I'm not sure exactly how the rules on a VA loan would work, but if you sold you might be able to do a 1031 exchange to avoid paying cap gains then once your current VA loan is satisfied you can get another VA loan for 100% financing. Thats my thought process but someone else on here will probably have better insight

This might be a dumb question, but is that because of text message rates and people would be "paying" for those messages?

Hey BP! 

I know this is an odd question, but I am looking for some input on a situation. I have a buyer client I am working with whose girlfriend brought her dog to the past few showings. I initially asked that the dog stay outside with someone while we look at the house but she immediately claimed the dog as an emotional support dog so for sake of argument I said that's fine and let them come in. During that showing dog got mud all over the floor and peed on the floor at the next showing (luckily all laminate for both instances and I had my open house survival kit which includes cleanings supplies so I was able to clean it up). 

Does anyone have any tips for how I can politely ask them to leave the dog outside or at home, or am I not able to ask that? I know ESA's are a legal matter so I decided to tread lightly and not the force the dog outside initially, but this is starting to become a hassle. 

Side note: I also have a dog and he is my best buddy, so I love dogs but I don't think its appropriate to have them while looking at properties. Also, heres a picture of my dog since I am sure everyone cares lol

Hey Brandon, welcome to biggerpockets, I live in Charlotte as well. I believe it is completely possible to get into the business without loving all aspects of it. For example, you might not like "handy-man skills" but have a nack for financing, or pitching landlords. I think everyone in this industry has an aspect of the job they don't care for, and I think even more people find something they thought they would despise, but come to enjoy it once they get the job started.
