I use a PO box but I used to use UPS. With USPS you can now use a street address like UPS so it makes it easier plus it is way cheaper than a UPS and the address layout looks the same ( at least in my area)

Thanks Guys. I was thinking of maybe trying a L/O with new tenants. I havent got the comps for it yet because I dont want to try to do a deal just yet until she talks to the tenants. If they say they will get a bank loan and buy it outright, she will sell it to them ( I doubt they will)I am thinking since the property in a very good neighborhood that have has no distressed properties then it would sell/or rent fairly easily.

Just spoke to a seller ( absentee) aho is looking to get rid of her home.  She wants the appraised value ( 180, 000 according to tax appraisal)for it and wants to sell as soon as she can ( or cover her payments)  here is the situation

The Lead lives in Ga ( the property is in Tx)  and she does not have anyone to manage it for her. She currently has tenants in it that pay late and she said over the past 2 years they have not paid at all some months ( about 5 in total) They also only pay her $1200 a month in rent and her mortgage  is about $1550.  She said ideally she would like to sell this year or rent it out to someone who will pay enough rent to cover her payments. But she wants to give the tenant the opportunity to buy it first without her owner financing it ( she is afraid they will not pay). She wants me to call the tenants ask if they will buy it this year and if not then she wants to look at selling it. She says lately they have been avoiding her calls because they were extremely late on last months rent.  

Is there anything I can do?

How do you get off the phone when you realize that a lead is unmotivated?  Do you have a particular exit strategy

The closest city is about 2 hours away. That was an option I am considering

I live in a military town of about 100,000 ppl and I am finding it a lil difficult to wholesale. I had a good response on my DMs but they were not very motivated. I spoke to some investors in the area and they don't work with any wholesalers ( I don't think they are any). One told me there were a few guys that tried it in the past but gave up. I am kinda getting discourage TBH. I haven't been doing it long and I do not want to quit. I am now looking at expired and REOs. Am I giving up too soon? Should I look at something else ( I would like to do L/Os but I don't know the legal lingo or have the right contracts)

Any advice would help!

Update...

I get a call from her son asking how dare I not buy her house.  He said some very colorful words and threw out a few threats. I just told him have a nice day and hung up.

Well I told her that I wasn't going to be able to fund the deal. She was disappointed but she also sounded like she expected it.
