Thanks @Curt Davis . But would this be something like a owner finance or if they dont own it free and clear a Sub2?

For instance one seller has a property that has a good rental history. She wants to sell but will not take a Wholesale type discount. She does not own it free and clear but her rent more than cover her mortgage. She wants to sell because she is out of state and is looking to buy properties where is located therefore she wants to sell this one.

I am looking for help on a few possible deals. I am in talks with a few sellers who are looking to sell there homes but they are not in distress. They are out of state owners who have properties that are single family rentals. They are obviously not candidates for wholesaling so I wanna know if there are any kinda deals in place that I could do? All the owners have alot of equity and the properties are in good neighborhoods. What strategy should I look to do?

Just had a free consultation coaching call with Brian Gibbons and he told me a strategy that I have never thought of or even considered but now I am a believer. First let me say thanks Brian for your help about my area and a very good strategy that I will be looking to implement very soon.

Since I started REI, wholesaling has been a main strategy of mine. Although I think it is a great strategy, it does come with challenges Brian has introduced me to the strategy of partnering with a seller and doing a JV for rehab to get the property listed and sold. He basically walked me through step by step and what exactly to do on how to get the property under contract with the seller to how to get the rehabs done (without my own money) to getting it listed and sold. Basically you are partnering with the seller to get the necessary rehabs done to get the property updated with any repairs that it needed. You will the work with an investor friendly realtor to get the property listed and sold. The good thing is everyone wins ( you, the seller and the agent). This is something I will def implement in the very near future.

Thanks Brian for your help and FREE call. Most mentors or coaches will usually charge at a min a few hundred $$$ for what you told me.

Quick update on my mailing. I have found a few motivated sellers that I am working on right now that may turn out to be deals.  I had one very unrealistic seller who house comps at 15k  and she told me its only worth 17K but she would not take less than 35k. I really didn't know what to say....but keeps telling me she needs to sell.  SOme ppl just think they can get whatever they want for their property!

I am sorry if this has been beaten to death but I am thinking of using expired listings as another way to contact motivated sellers.  My question is....

Is a realtor the best source to get expired listings? And are they a good source for wholesaling deals.

From what I understand, the car magnets are more for branding purposes as opposed to leads. You may pick some up but its more of a long term strategy. I am about to order some myself but I am thinking more long term
