So I have a question about making offers. I wqs told in order to be succesful that I need to make many offers. Not blink offers but do my due diligence and make multiple offers. My question is how to make offers? DO I do it over the phone or in person? Do I talk ballpark numbers on the phone and make the actual offer in person? How do you guys do it?

Yea...but TBH. I will fell kinda bad about it. I dont want to have a bad reputation as a person who makes offers and then backs out...ya know?

I made a verbal offer to a seller on a distressed property and I realize I didn't due my due diligence well enough.  The seller called me back and accepted. Its a very low offer but in a warzone neighborhood. I am supposed to call her back tomorrow and discuss the offer. She also needs the money by the end of the month.  How can I gracefully back out of this deal?

I just read a article about wholesaling off the MLS. Is this a good way to find deals? Search for properties in your area that have high DOMs in the MLS ( and may need some repairs) and make your offer 65% ARV on it.

I know there is more to making offers and finding motivated sellers but I was just asking has anyone done it this way before? It seems simple enough...but too simple.
