Talking on the phone
How do you get off the phone when you realize that a lead is unmotivated? Do you have a particular exit strategy

I always ask them to call me back after they become motivated.
So when I ask them what they think their home is worth in today's market and they say they don't know... I ask them to do some research and call me back once they know...
Or when I ask them if they have a home for sale and they say that they werent thinking about it but received my letter. I ask them to keep my letter and call me back when they are ready to sell.
Or when I ask what amount they want to sell for and they say that they were hoping I would make me an offer. I always ask them to call me back when they have a number in mind.
