Jacksonville fl is so big, there is good hunting here for the right numbers 

contact local REi, get to know them..

jax rei is very organized and broad network of connections ..

I like Raleigh too, but slimmer pickings..

when participating in auctions types:  , xome, auction.com, hubzu, can a title search be done after acceptance? (rather than paying each time, before bidding just to participate) (ie, is there a due diligence period for these style of auctions?) ... as opposed to NE. FL online county auctions, which are more raw and terrifying, and no due diligence period post acceptance ...thx,

congrats, just make sure you can refi out of it, if you keep it...

BP, here, has a good list of reputable ones..

im from N va, i bet it would make a good airbnb, if you keep it...esp. with amazon coming..

how do you mark your state purchase sale offer contract,  when using hard money?

Cash?, other?, both boxes?

I mark 1 both, not cash, and put in remarks

 "contingent appraisal and approval of finds per hard money lender"

to avoid risk of earnest...

I have due diligence period for 10 days anyway and my lender is way less that that, so i would not risk my earnest money for the most part...and I want to put in "cash" offer....wondering if I could do both boxes, or if matters..

what do you do?

Jax; Duval and surrounding counties ( Clay to St Augustine are rapidly changing, massive town center plans in south, + toll road plans, great areas for living, finding gems to flip, wholesaling per Jax rei great..)

just some extremes..hazards..

certain zip codes for rehab flipping are not for newbies due to crime,

- per my "we buy ugly houses" friend he did his first 09 zip, finished it, everything internal gone, he redid it, stolen again, , chained the AC down in iron cage, and still was cut, hacked into and stolen, plus water heater, appliances, third time hired a 24 hour security guard while on the market, ....i've heard a sort of similar story several times recently..

- govt. permit targeting by county has become big issue like never before..militant,,theyre driving around for investors...surprise inspecting...per insurance co. pressure.

- I heard famous injury attorney on my church radio today )if I understood correctly) advertising to file for lawsuits related to pipes older than 1975 not being re-plumbed by investors..

so no shortcuts..extreme diligence.

HML and auction don't seem to go together at purchase, ..even hard money I dont think can approve and wire the funds for the 12pm due deadline the next day....you risk losing your deposit for a deadline by financing with a lender....HML as said by Wayne is not cash..

private money is a different story..

(this applies to county auctions, maybe auction.com is more flexible, normal closing length, I haven't participated yet...)

super exciting, congrats...

watch out for remaining open and pulling permits..

Duval, border counties, like never before are targeting dumpsters, we buy houses signs, dinging for anything, door permits, etc....

I "think" its because of insurance companies, and past hurricanes, the county is hunting and penalizing hard like never before......aggressively  against investors..

the city turns a blind eye to children not in school during the day, rather than enforcing, but is looking for rehab investors to penalize and enforce.....maybe thats where the $$ is..
