Every contractor I know is BURIED in work right now. Unless there is huge profit to be made, they are moving on. It's just the way it is right now.

You'd be lucky at 70% without repair costs put in. 

It all depends on scope. If it's carpet and paint, $30k+ is what works(also dependent on price range). If it's a full blown flip, I'm looking at $75k+.

Please keep us updated on the modular. I looked into it several years ago. We also looked at it for our Breck project, but the logistics didn't work out. There is a company that just built a 100k warehouse in Buena Vista for modular, and they are sold out for the next 2 years! They have a 400k sqft facility under construction.

How old is the building? What part of town? How do the inside walls and door jambs look?

I think there is a lot of value to being hands on with your first investment property. Sounds like it would be your first home too. If you are coming here, then I'd do the house hack to see how it goes. If you like it, then do it every year until you can't anymore. I've got multiple clients on that track, and they are doing VERY well with it.

Doing this in Breckenridge and Denver. Land and WATER is high along with building costs. It can be done, but it's a risk. The music will stop sometime, but we are just not sure when.

I'm starting to come across more agents talking about hedge funds buying property again here in Denver. Does anyone have any contacts or experiences to share? I'm seeing more off market stuff as local Mom and Pop investors want to unload their portfolios.

You best bet is to buy new out there IF you can find something in your budget.

Why not a pilot crash pad? I almost bought one a few years ago. Basically pilots come there instead of a hotel. IIRC the guy was charging $350 a month per bed, and there was about 12 beds in the home(bunks).
