Love the armchair qbs that aren't agents in this market... $5k over is nothing. It's not about the extra $1,500, it's about getting you the deal and being realistic in this market. Her only fault is not properly educating you on the market and how to compete.

Speak with a lender first and make sure you can qualify for another purchase if you take out a big HELOC.

You have to go hard money. Do they have any family? Where are they going to go? I have a team that runs my projects. If you call one of those junk places, it will be a rip off. I'm a buyer if you get it tied up.

#1 Rule: Answer your Damn phone. I can't tell you how many times I hear "I called xx number of agents, and you were the first to answer."

#2. Rule: Write the check. If you f up, write the check to fix it and move on.
