That cash flow doesn't pencil well enough to overlook the $50k you'd pull out of there. I'd sell and move on. I'm cash flowing $600 on one of my rentals, but now I'm sitting on $200k in equity. I'm selling in January.

Have you reached out to a commercial broker? I doubt you'll find a deal like that on here.

I'll shoot you my guy for landscaping. I recommend rocks instead of mulch. You might look at limiting how much you are irrigating in the backyard as tenants don't like paying large water bills. I've eaten up back yard space with gardens, mulch/rock beds with trees/bushes.

Look around tabernash/grand lake. Summit County will be too expensive for what you want to do.

1. I'd removed your full name from your profile since you've announced having this much money. This is an online public forum.

2. I'd buy 1 or 2 vacation spots to airbnb AND for you to use for fun.

3. Put the rest in a few apartment syndications. Hands off approach to RE investing. 

4. Save 10% for rainy day fund.

Just overpaid $7k for new ac/furnace on my rental. Let me know if you want my contact. I was in a bind and he did some extra work for the higher cost.

Are you doing a whole remodel or just electrical and HVAC? Electricians and plumbers can pull their own.
