What's the ceiling height there? It looks low. Is this person a GC and pulling permits for the work? To me, it's high. BUT I don't pay retail for work. That cash discount is a joke. I'd tell him $8,500 cash, but I still think that's too high overall.

FB is probably your cheapest and easiest bet at this point. You don't have a ton of time looks like.

You won't find a real "deal" on the MLS because there are too many people in your situation bidding the prices up. I've been finding off-market properties for myself and for my investors. While it has tightened up, there are still opportunities if you have a decent network of wholesalers.

If you are looking for wholesalers, when you come across the ones with the NW initials, please make sure to verify their numbers with a 3rd party.

Obviously the site has a ton of info. Look for the yards with weeds, etc. It's tougher now that the grass is going dormant. True people search dot com is a good site for tracking people down. Please use the State approved contracts from DORA. Feel free to reach out with questions, etc

How does your w2 income look? You might have to reach out to a non-traditional lender for a portfolio product if you can't qualify.

Wholesaling has been rough since covid and the inventory issues. It's starting to show some light though. I've been picking up some decent projects from my wholesalers. There is a mountain of competition spending 5 figures a month on marketing, but there is still opportunity if you can hustle. 

Zillow just stopped their ibuyer program, and the others may follow suit as it's a money pit. They are all pushing for market share and getting crushed by overpaying. They've taken a ton of deals from investors. I'm a buyer for when you get rolling. Also, please use the DORA forms. They are free!

What part of town? 

Angi/whatever else they were called is junk. I've had bad luck and stopped using them years ago.
