redT is putting out some LEED certified homes. I haven't seen them in person though.

You need to talk to a lender about the rate. I'll send you my lender's info. What about capX, repairs, etc? Those should be there too.

Ask your agent. That is his/her job and it's what you are paying him for. If he doesn't know, then have him ask his broker.

Get more insurance. Try it first before spending the coin on the LLC. You might not like STRs.

Your price will dictate where you can buy. It will have to fit your metrics too. I'd start there and then drive the neighborhood to see what you think.

We did 400+ foreclosures in 2008, and we are not there yet and may not get there. There were also 50k+ listings on the market, which is 10x what is there now here in Denver.

You can't time the market. If they are going to hold for 5+ years, then price is irrelevant. Sure everyone wants to buy at the bottom, but they'll miss it more than likely.

Seasonality is clouding what's actually happening, but the next few months will really show how deep this is going. The fed will keep tightening for the next few months with its effects lagging behind. 2023 will be slow, but deals will get done. Unemployment is still low, so things just might not get as bad as the click bait people are saying.

Reach out to REDt and look at their LEED certified buildings. I've got a different contractor I'll send your way.

Have you asked her to move? What does your lease say? Maybe offer her cash to leave or say you're moving in with family, etc. Does she have friends that would move in that she might get along with better? Talk to her and see what's up.
