They continue to get hammered. What happens when their $$$ dries up... What's the monthly nut on 17k homes??? Don't forget about winterization, etc.

Rates and inventory will increase. The market will slow to a crawl and bleed into next year until rates start to come back down.

In Colorado you can find them the day they are published at almost any County's website. Then those sites you mentioned scrape info from there.

Please make sure you complete the deal. Tying someone up in foreclosure and not closing could cost them everything. Get a mentor if you've never done it.

If you want it prior to auction, then you must go to the seller. I'm not sure on your State, but here in Colorado, you need a title company that can move quickly to help you close the deal.

These are the 3 sites. Just search yourself. In Denver and most of Colorado, you can check the county sites for the NODs lists for FREE.

To do it right, you'd need to redirect your gutters. So get a gutter company. If the heaving is that bad, then I'd look at a new driveway/walkway AND gutters. So a concrete company.

You also might need to add positive drainage and/or a french drain to keep the water away depending on the slope. I've got a contact for you for all of the above if you strike out.

Prices are already dropping significantly. Supply will increase, which is what the FED wants apparently to even out the market... They will over tighten, and a lot of sellers that need to sell will be screwed. Housing will get hammered.

Count on mass unemployment, fire sale on all the crap people went into debt for, repos, etc. It's gonna get ugly. Circle the wagons.
