I am a contractor and adjuster that works on the side of the clients our fee is 10% but we get the owner so much more than what the insurance will give most of the time we get them 30% of what they can get . Most of the insurace company give out is 65% on a dollar and the adjuster gets the other amount. So true alot of the properties that we go in after it has been sitting the take the pipes out cut pluming and take anything of value so alot of times it is a second claim. I tell anyone to work with a adjuster to get the most out of your claim. If I can give you more advice any one who has any property take pictures of every room and upload them so much is missed when you do a claim .

i do have a question if its a 203K the repairs are in it with the total can  you reduce the scope of what you want repaired to get the house and reduce the amount of the funds for the job that is need.We do alot o 203K jobs and once we had to reduce our scope for the owne to get the house. We went from a 140K renovation to 100K for the owner to get the home.

goodmen brayant all day long price point is great and warranty works have them in my house and all my properties that are not highend

I would go with on demand cost in saving  take up less space great feature on resale environment friendly Tankless water king has some of the best prices on line and Reem is the brand most people are installing . Make sure you get a certitude installer. One problem you may run into is the venting of the unit so make sure you check on what the code says on the venting of the units . also they have a Gas as well as electrical for them . If you have multi unit you may think about that .

on the lam floor on the sample it will have ll the info as far as the warranty, laminates have made a big improvement over the years they have the look as of wood and the durability of not being able to scratch on alot of them. The pergo is a good brand . most of the steps if they are stain grade you can stain them to match the flooring if not get the same material and the nosing and install it to match. The carpet is the cheap fix but long term its going to be the laminate floors for you. Try lumber liqudators for your install they rates are close to most GC prices and the warranty is great.I would not change just because of one client .

what are you using to sucure the 20K ? how are you paying back the funds on a rental in that short of time

That fee is normal if he is managing the project  getting the permit  and doing the dawning you may be able to look over the bid and get a few items lower  when you look at it .Make sure you have it in your contract you have a right to remove a trade before they start and to use your person if you need to after looking at the bid and signing anything. Get a detail  item of the bid and I think you have  drawing and maybe one are two trades you may get someone else to do them and save you some money are if you are handy you may be able to do one are to to get the budget down . The name of the game is to keep cost down and sale high =profit

i would agree with most of the people the market place on BP would be great place to start reason they are going to drill you on question and make sure you have the right info not like crag list with just a post.What that will do will help you post better info next time . If its a good deal they will find you investor are like sharks and alot of them can smell a good deal  and they will flock to you with alot of offers.

The area were you are at makes the price go up from reading you are from CA so the price for a area like that may be more.If you read all the post some say its high some say its ok different area . If you are in NY DC CA  the labor price is going to be more for some area like that . If you are staying in a 400,000 home you are going to pay more for some cabinets than a home that cost 150,000 when they are paying more they want more and expect more. Lowes has one of the best kitchen install  plans out like the guy from the post said . They may be a little higher but you can get it at 5.9% for 84 months great when you are renting are flipping just to give you aheads up we do a ton of install for them .Check some reference and price can vary from contractor to contractor. Ex I charge more and will get more because my quality of work and  name. If you go with him tell him you will give him cash if he takes off 8-10% and do the demo yourself  those two are about  2,000 you made in two  days . you get the kitchen you want he gets the job and you save, clients do it to me all the time.Please check ref find out if you need permits by all means do not give to much money up front good luck  .
