Post: should the city pay for the the main water pipe going into the house?

I would have you go down to the permit office and it should have something in writing on who is the party to take care of the water upgrade to the street. DC the city replace from the street and the contractor from the meter, a few years ago that was changed were the owner had the job of taking care of the upgrade to the street . Do your home work and you should be able to find out in one visit to your local permit office who picks up the tab

As far as the work I would get a camera crew to look at the pipe and to view it for leaks to check worth the money and they will be able to tell you if there is a leak or not or if repairs or needed,you can also use the documentations if the question comes up about the pipes. To take up from the house to the street is 25k.Do not listen to that do not get a permit get a permit when you do your work, if you get a stop work order one time will pay for your permits for about two years with the cost of the fine and work, they have problems because they do not use 3 party permit were you pay a fee to have them come out and look at the work you installed only and if it is right they approve it and go.If you use the local process which is free they come out and they do look for other things that are wrong that 's there job and you should not want to sale something that is wrong.If you ever go to court for any work nothings says your work was right more than a approved permit.In short ask the buyer to spit the camera cost 50/50 with you and if its ok you have a good deal if not walk away cost should be about 500 to 600 for the service.

new to the game and stay out of state and need to get a Evection done in Md and not able to be there to get it done can anyone point me in the right direction as well as tell me what the cost on getting it done will cost. They are at present three month behind going into four and due to my job can not leave LA thank you .

The radiators can be used in the other room off the same system most radiator systems or on a loop system were the hot is heated up on the boiler and water enter one end and goes out the other while heating the radiator in the pipes. YOu may also want to have it zoned off to make sure you can control the new radiators. You should have no problem we do it all the time . Most of the time you will find a older plumber who will do the work because the new system are different.If you are not sure I would call a plumber to take a look at the system to save you time and money like always do your home work .

Great to see you on BP Ryan the federal hill area -canton has always been a nice place in Bmore .I am sorry i did not get the property I looked at there a few years ago. What are you doing or you fixing up rental or sale ,That area has a lot of properties for me I stay on the outer area of DC

I am a Licensed contractor in the DC MD and Va area and for a project like that its ok to leave the key have the scope spelled out and good to have two lock box keys someone always walks away with it and brings it back a few days later if you been in this business long enough.I would also have them to send you pictures before and while work is done and after so you can see what is going on most contractors have smart phones and you can ask that they send you 10 pictures of the work on each phase .Check your REI and local supply places or referral to do the work are your best places. The lic are Good but is only as good as the person behind it. As a general contractor we are not required to carry workmen comp but you can draft up a form saying that the GC is responsible for all the subs he brings on the site have did it many of times.

We do a lot of kitchen installs you will range on the low about 32Sf to 65sf has to do with what level stone you get level 1 2 or 3. You can take the measurement and fax it over to a few stone companies to give you the best price and also ask if they have some stone they are trying to get rid of.The edge will change the price also you can stay square to keep cost down, alot of times they will have slabs were the clients don't want or sample or bad cut and you can get them from a mark down. Once you have the estimate in hand just ask if they can take 10 % off some say yes and some say no but the name of the game is to negotiate to get the best deal. Try to use the same company and send other people to them so they don't look at you as just a home owner calling and see you as business with lots of work when your phone # pops up more work for them.We have not did Laminate in a while but please do not rule it out ,they have a laminate on the market now that looks like stone, we installed a laminate and you would have to run your hand under the bottom to tell what for about 30-35% less than the stone cost it was looks like stone all the way.

How are you doing Bill I am new to BP my self and wish I would had meet Joshua sooner. As a matter of fact I think he should have that at the bottom of his page wish you had meet me sooner lol.I have been reading a lot of the post and trying to bring up my investment I Q and this is sure the place to do it at.I have did many property rehabs for investors over the years and now trying my hand at investing.This has been a great place to network and meet people. I am in the DC area and good to talk with people from North Carolina and TX and I have read post from people in Canada.Most of the people go out of their way to help so Good luck to you with BP your new network friend from DC

The DC area is very hot ,I do a lot of rehab work for a few investor in those area in the Petworth, Colubmia Hights,Shaw and H St main area are on fire now.You asked were do they get the properties from? Most of them get the properties off the MLS or at the local REA meeting are from deals falling apart at the last second, to contractor like me going out on estimates and clients can't afford to keep the property and want to get it off there hand etc. The last two properties we renovated in the DC Pet worth area they had contracts on them before we finished that was 90 days ago.Please note those two properties were done real nice,design layout clean and nice and location location location . One was a full rehab the other was 65% rehab. I am the builder and I will tell you to run your # in the area but that what my phone has been ringing to build for the few investor that I do work for.I wish you the best and the DC area but please do your home work.[Eliteremodeling.org]
