john what I am reading its a 10% fee and the use of the funds is 9% which comes to 19% why not just get a business credit card and do the same thing ?Program is nice but average person with a 720 and a LLC and a trade line a few years old can get 20 K and if they apply four or five times a 100K . when you put them all in one pot.Maybe I am Missing something I have seen people do this as low as 8% and as high as 15% so your 10% fee is not to bad for a person who is just starting out who wants to make a few points better than hard money with less out of pocket.In Ny DC and La it is a little harder due to the price point of the homes . in the mid west and other area it may be another great source of funding . will reach out to you later in the week to get some more detail . In this game even if you do not use it is allways great to have extra funding sources.

I don't know about top of the food chain Joshua lol, we have alot of bottom feeder that get paid well also but have to agree with Scott the Developer has the deal before the contractor comes to the table . The GC are a critical part but not the first part and not the last part . The developer is form concept to finish that why his return is bigger but he takes more risk.Contracor the name says it all he is contracted out to do a major task for the developer. The developer is the one who develop the deal and see it threw from concept to finish .After Developer pays contractor property designer cost of capital minus expense etc he gets paid .Contract has a set pay based on bid and change orders for the project.

i am a GC and not A Bum andy c and I do not think art is also , but 95% of all jobs the painter caulks the windows base and trim , note if there is a outside windows that does not have wood but has coil warp the window guy caulks it due to it being no paint but all other items  the painter caulks. Please note the painter will only use painter grade caulk only that is around $1.25 ea  for all  jobs. I get the caulk the kind I get is the non srink kind its triple the cost but its not that much  you want have your crown gaps and wall  railing will look good for years that what you have to do that abut 60 dollars a job I just get it and drop it off.also tell your painter if he wants the job he needs to caulk and have some small point up in his scope are you will get someone else to do the job.

our company does mold remedation work and most house have some form of mold , there are different level of mold in most house and some harmful and some are not so just that you have mold does not mean it is harmful. Ex it can be just dust from work that is not harmful but will still test for mold but is ok by the EPA. Second thing any one that works on your property does not say anything to a renters at all coraspondance  question and answers come from you and if they do they will not get paid and you will not use them has to told up front to all people you use so that never happens again. Get a paid test from a mold test company not a remedation company, from what you are saying with no visible signs if you do have it may be small get it treated and cleared give them a copy of the report and your done. Make sure you get them to sign the report in case it come up again and you keep it in the file to show the property was cleared by company x. I would put them in a extended stay no a hotel or a cyber rental to cut that bill in half  for the week into you can get this resolved a hotel is a high blank check you should be able to get the test back in 48 hr and treated the same day and they move back in.You should be able to to get a test form 125-300 and the work if its not bad a couple hundred bucks and fix what ever water they may be coming in by you are a good handyman.You can do it your self but get a company to do it if there ever a problem the liability  is off you and on them and will be worth the 800 to 1200 you gave them for the repairs.

I hate to say it I am a sucker for a sad story that why I hire  someone to do it for me.I can do it myself but that one part of this game I do not like and still feel bad about .Now I screen real hard and it's very rare that it takes place. I am in Dc and it is very hard to get someone out and they are passing more laws to make it harder to put someone out.

I do my own because I have 19 guys but to piggy back off what john said alot of people call us out to out source for 65 hr going rate and we give them all the subs at cost and manage the project for them and just meet with the developer once a week or every other week as need.In short if your are better on the construction management side you manage it if you are better on the deal side you get the deal and let someone else manage it for you .

its funny I saw the same post 2013 about getting it for android  that would be nice maybe 60 percent of the people in here are on android that would be nice on the go in the car etc.

i do work in your area and I am a GC a good place to check is the supply house the person behind that desk can tell you who is who most of the time . And reach out to a few GC that use them and ask bout them they will also tell you . You are acting as a GC the good thing is you will save some mine the bad is any and everything that goes wrong is on you .

lol you are putting a post up two days before the holidays come on Lamont 80% of bp is off on vacation  why don't you in box me about the details of the project  . for the people that have been in business alot of things slow up in the holidays

First We handle them all the time first get in contact with the inspector who did the stop work order and find out why it was stopped in the first place,it should be posted on your stop work order. Most of the time there will be a fine with the stop work order but the fine can be cut in half if you show that you are trying to correct the work and was not trying to get over  on the city . If you do not want to pay the fine  you can go to a hearing and if you explain it and it makes sense they will some time kick it out but 80% of the time they will cut the fine in half .Most of the time the items can be added on the drawings pay the fine and keep on going . Trust no one are you can call the city inspector before the work start and ask the inspector to look at the drawings and find out if you have the scope and the drawing the same and he can tell you  for what you want to do before you start free and you get a chance to meet the inspector is what we do  .It slows the job down but if you do enough building you are going to get one and if you are in a great neighbor hood they are going to stop by more . Hope this helps you out but this is just for the MD DC and Va area were we work at.
