in your area you are looking at 95 to 115Sf  to get the work done  new.New work is all ways easier than old and at times can be alot faster due to everything is open up and you are not trying to tie into anything to make it look new. The time frame can be around the same depending on the crew you have a new crew can take 4-6 months and a rehab crew could take 4-6 months. I think on the permit side not sure for your area a rehab may be alot quicker than a new home but you can check with the city are a local designer they can tell you  that.also a rehab may be alot easier on getting funding for the a new home.

Try deck over home depot has it and what I would do is call the 1800 # first to see what time frame they give you on the product life and how to apply .I agree with luther a stain deck will have a better look but in the long run you will have to do more maintaince by pressure washing every year to keep it up. You can use the deck over may get five years were on the stain you are going to have to pressure wash every year paying someone 175 to 275 to do it for you because if they are out they are going to talk you into getting the full house done that would only make sense while they are out. A good painter can do a deck in a day the average home owner may take two days to do it.

not high for your area but a lic contractor in that area he is going to be looking at about that price. The drawing and under pin he is going to need to get a structural engener for the under pin and for the roof top deck, and for those # everything is going to be high in you may be 20K also in finish material not to add permits cost of drawings.excavation of soil cost weight . your are not going to be using standard windows more marvin are anderson, Solid doors have to be solid and kitchens and appliances have to be high end and maybe a inlaw sweet to get that asking price .I do lot of high in work up north and would keep my budget at that going into the deal and when you doing under pin and a roof top deck please use a lic contractor it may add to the construction cost but a trade of on speed and insurance he carry for the project and being able to sleep if something goes wrong is priceless.

What kind of term are you looking for on your hard money loan in those area ?

yes get a labor price and material most people that do deck can give you a sq foot price if you get the supplies your self you will take some of the mark up  on the deck and just be paying for labor only if you are not afraid to take the debris away your self you can save some more. by doing this you can save about 20%that 1400 not bad for one day all you did was order the supples and have it deliver to the job site and at the end of the job remove the debris your self . We do also of decks so that will save you some  money.

on the low 9500 to 13500 is what you should be paying we have a in-house electrican and wire alot of homes . Get two more bids on what you want to give you a better price point . Also are you requesting  alot of high end fixtures. We did a electrical job a little over that price but the fixtures were very high owner had close to 100 small lights dimmer everywhere that made our electrical bid go above the normal bid.

I am in Dc and Baltimore is a great area , as a new person I would try to educate myself as much as possible, send out a few friend request to a few people in your area that are doing the same thing you are  on the site. Listen to the pod cast. I would also go to the REA group in your area . You will get what you put out of it.This site has a lot of people who will give you alot of help and point you in the right direction with out trying to sale you a format for 1500 dollars. Stay on this site like you  would face book the only difference this site can make or save you  money. Also look at the deals in market place I look at them every day so you will start see a deal and who are some of the deal makers. If you have to ask you all ready know the answer. property investing is your love and your job not hers. At the end of the day its a job and she might not like that type of work,IF you did a poll on this site you would get alot of mix answers on this some will and some will not want their wife or husband in there business and like wise from the spouses . But all of them will tell you its alot easier with there support. For the record my wife could care less just as long as the bills are paid and her AMX is working she is happy and happy wife happy life.At the end of the day you can run a great  company but still you are working for your wife.

have did this a few times the best thing is to go threw the building and they will get in contact with the owner and have a plumber or contractor to come by and see were the leak is coming from and fix the repairs and fix yours. You can also go threw your insurance and they will fix it and bill the owner . But look threw your condo Doc it should have something in there about this to be on the safe side.If its just one time it could have came from them spilling something on the floor . If it happens may be once a day its waste and if it just keeps coming down but real small could be a leak from water lines in there unit .
