let me correct a post that was in Wayne said a lien is no big deal yes the hell it is cost you time and money and you can not do anything into the lien is resolved . From what I am reading is he has no paper work signed by you for the extra so he can not place a lien on items he did with out a contract.The problem is coming up due to the fact that you cut out the general contractor and started dealing direct with the sub this is why you have the problems . if it were me I would pay him 55 to 60 % on the dollar on what he is asking get him to do a release of lein that about 3,000 you just had 55k worth of renovation done to your place that you did not have to come out of pocket why would I go back and forth with the kitchen installer about 3200 dollars .Next time let all deal come threw GC and just state any changes in price have to be in writing on all project and signed off on all parties.Sign off after you get it on paper from him as well as the GC and move on. Just to go to arbitration with a attorney s about 1800  and your time.

Ms crystal it goes back to trust we work with clients out of state but it works best if you have a project manager to act on your behalf to manage the project. YOu can pay for material and just get a labor price and have it dropped off and request that pictures be taken .I am a contractor and the bid you had I would get a second bid at the end of the day the contractor is out to make the highest profit he can the same way you do , so if he can charge 18K for a 14K job he will the same as a flipper charging 120K for a 100K home and can get the price.Laurn there are also alot of bad but alot of good contractor also , name of the game with a contract is building a relationship with the better the relation ship the more you will get out of him sometimes you will get better #. I do it all the time we change our mark up on some clients project do to the relationship .

We do a ton of tile work John said go on top of it is very true only if it the old tile  is sound you can use the tile for a backer if its not sound and moves you can not and will have to take it out. You can get a day labor to take tile out for you  and  clean it up then call a handy man in  to install it after you get the supplies . You have a 1000 SF most people charge by the Sf to install.  ask t the installer what  will  they charge for 1000 Sf  of  tile to install you have all the supplies. I would also recommend  hard backer  for the subfloor its great.The demo dust can go every were but use some plastic and get your day labor to vacuum up . If your more hands on it would be a nice weekend project with a few you tube clips  on how to install tile should get your there. or  just call a pro a handy man may be your best bet over a contractor   .

the roof I would go with a 25 year shingle if I could that would be a better cost point ,metal the labor and material will push the cost up but has to do with the return that you can get offf your dollar. As for the Hardy board the cost of the material and the cost of the of the labor will be more at the end of the day can you get a better return off of putting it in, Alot of the peole we put hardy board or metal roof for in some area have no idea and some area we install it everyone knows what it is. I would keep the same material that is being used in that area is allways a good rule of thumb

use a 5 in one and remove the caulk take your time and pull it out most of the time it will come out in peaces once you get the corner. when you go to lowes or home depo in the paint section with the rest of the caulk you will see it has bath and tub caulk on it. don't skip on the cost one has non srink on it and last along time .worst case you tub remove caulk form tub and see them do it and do the same thing dap is not made for tub its for base and trim for but double check that what we use it for . .

Welcome charle to BP at your age you can start any were you like  lean as much as possible and maybe try to work at a property Development company even as a non paid intern what you will learn will go a long ways. Start building your credit and Money and conections will take you  a long ways . This is not over night you  have to stay with it and have a drive but it pays out well in the end.IF I could tell you one thing start goal setting now from small to large and remember you are going to make mistakes we all do and still do but try not to make the same ones.Jordan gave you some great advice  in the post before mine. Also keep you a log of what you are working on, in about 10 years you will get a kick out of it .

whay dont you bird dog it to you get the funds to put up on the contract to asign the contract ? To bird dog does not cost you any money were you find the deal and give it to the investor and make money off of it do that two times you should have enough money the next time to put it under contract and assign the contract . I think they even have paper work contracts on BP for bird dog you just print it out get investor to sign the paper work on the the deal if he gets the property he gives you your anywere from 500 to 2500 you have your cash on hand. Also if its a good deal you can place on the market place its alot of investors here from NC and alot that invest abroad out of there state also . Please keep the BP family up to date on the matter
