Calling all Maryland, DC or Virginia investors

I have a property that I want to add to my portfolio. I'm looking for an investor that's willing to invest a sum of 15k - 25k for a 20% ROI.

- I'm going to use Hard Money (80%) & The 25k will be used for down payment and repairs (20%).

I have a local partner that owns 12 rentals in the area to I'll be using to direct my steps.

Here are some pictures of the rental.

Here is the rental analysis

Exit strategy -  Refinanced through Navy Federal credit union in 2-3 months.
