New To Land Lording - Looking for Tips and Advice

Hi everyone,

I reside in Kitsap county. I recently purchased a duplex about 5 minutes away from where I currently live.

My goal for the duplex is to furnish and rent to travel nurses/workers as it is very close to a large hospital that is expanding in the near future. Eventually I will invest in cash flowing properties out of state.

I'm looking for tips and advice on being a land lord such as maintenance, rent collection, taxes/accounting, legal, and things you wish you would/wouldn't have done starting out. This is a very broad topic. I understand there is a lot of material and resources out there to read. Assume I haven't hah! Any advice would help.
