We've been using Innago for several years now, and I highly recommend it. We've tested out lots of softwares throughout the years and for a free software, they provide landlords with a robust set of tools to help you in all aspects of property management.

@Abraham Lowy Like most others said already, this decision is ultimately up to you and your preferences. However, in my experience I have found that saying no to pets does tend to quite considerably limit your pool of tenants. I would lean towards allowing pets, and then charging them a pet deposit/pet rent/ pet fee - it really depends on what your state and local laws allow.

@Matthew Taylor I would highly recommend looking into property management software options, they're the easiest and most effective way to collect rent! There are several out there, so test out a couple of see which ones are a good fit for your rental business. We've been using Innago for several years now, and I highly recommend it. We've tested out lots of softwares throughout the years and for a free software, they provide landlords with a robust set of tools to help you in all aspects of property management.

@Fiza Ah I'm not sure of the legal ramifications here. But if I was a tenant that was renting out a property, and then my landlord mid-lease suddenly decided to charge me for parking, I would find this very unjust. If charging them for parking was something you wanted to do, you should have done so from the start of their lease agreement and also included this as part of their lease terms. If you happen to renew your lease with these tenants (which sounds unlikely with them), you can add it to their lease terms and start charging them. I personally would advice against charging them mid-lease.

@Alex Castillo Landlord insurance is a must. It helps safeguard you if your property is damaged (say by fire or storm), or even if someone is injured on your property.

@Henry Paschall I can't agree with you more! We have been using Innago for years now and the software really has some amazing features even though it is free. Their customer support team is excellent and my account manager there is almost my friend at this point haha. I'm not sure why BP went with RentRedi because I am not a fan of their software either.

We haven't found another alternative yet but the $20/month was quite a bump and it was something I was definitely not expecting. A heads up would have been nice.
