@Tim Worgan I don't think it's ever too late to start investing in real estate. Start planning your investment strategy with your financial goals in mind and just go for it!

I would say that this answer is based solely on your tenant screening criteria. If you only accept credit scores within a certain range or if you do not accept tenants that are on the national sex offenders registry, then I would communicate that to them, depending on the tenant screening criteria you follow when accepting any new tenants.

@Maranda Tucker We don't do welcome baskets but as a token of appreciation we do provide our tenants with gift cards to local restaurants sometimes!

Lots of Millennials these days believe solely in renting because of the convenience and the ease to be able to move to different places. We've now started investing in a few high tech features such as programmable thermostats and smart locks to keep up with the demands of our target audience.

I honestly don't think it's going to be very easy to prove odor as wear and tear. If you don't allow smoking in your units, then you can definitely address the issue with them. As far as the actual odor is concerned, definitely air out the place as much as you can and try to get an ozone machine to completely eliminate any odor.

@Nikki Taylor I think this is a lovely gesture for your tenant and I think that she will really appreciate it! We usually do gift cards to a local grocery store and everyone has greatly appreciated it. I would definitely recommend the gift card over a rent discount.

@Ann Downer I don't feel like you're obligated to pay them back a portion of their rent since they didn't provide you a proper notice when they chose to leave. It was definitely nice of them to help you find a new tenant too, so as a kind gesture, you can give them a gift card or something small as a token of your appreciation.
