@Anup Dhakal Our property management software provides us with a free listing syndication feature which makes it really easy for us to list our rentals. We list to Apartments.com, Realtor.com, Zumper and Zillow. Facebook Marketplace works great too, but we've received several spammy leads from them in the past, so I just wanted you to be aware of that.

I used RentRedi years ago so I'm sure that they have probably updated their features and software since then. At the time, they were not a good fit for my business since they didn't provide all the features that we were looking for and their interface was a little confusing to use too. We then switched to Innago and have been using them ever since. We love Innago and it's helped us tremendously with our business. However, I suggest you try out a few software options before selecting the one that you want to switch to.

@Rebecca Webbe We've been using Innago for years and have also been using them to screen applicants. I find the process very streamlined and it has helped us save a lot of time and money through the years. They use TransUnion for screening, so all screening reports come directly from them. They don't have a way to set a minimum credit score, because TransUnion actually has their own version of a credit score, called a resident score which is specific to tenants. We review each application as they come in and then check to see if they meet our screening criteria before we accept or reject them. After switching my applications and screening process online through Innago, I have to say it's been way easier to manage the whole process. It saves me lots of time and money too. Only boring part of the process would be going through each applicant's screening reports, but that doesn't take too long so I cannot complain!

All property management software companies will require your date of birth and SSN so that they can provide you a 1099 for the payments you've collected through them. They're legally obligated to do so, so you're not going to be able to find one that does not ask for this info.

I would definitely leave the electricity on until the new tenant moves in.

First of all really sorry to hear that something like this happened to you. I'm sure that dealing with all of this must be terrible. I also vote for repair and sell, I feel like that option should fetch you the best value for your unit.

We've always gone with blinds and we find that our renters prefer these more to curtains as well.

Yes, I would definitely include your screening criteria as part of your listing description. For us it has particularly helped to weed out a lot of applicants that don't meet our screening criteria, saving us lots of time and money.
