should i allow pets in my property ?

i just finished rehabbing one 0of my property's  and i wanne rent it out now .      but my question is now if i should allow pets or not.     from one side i understand then most people has pats so it will be hard to find tenant if i don't allow,     but i the other side i don't want pats there due to the new carpet i just put there

It really depends. I have a LTR w/ carpets that I allowed a small pet for an extra $20 per month. The tenant has been in there for about 7 years now. They have been an amazing tenant, got me about $1.7k extra because they have a pet.  

Its up to you - if you feel they are a great tenant and will stay awhile, can charge a premium, small pet go for it! 

STR - I stopped for too many issues / barking / cleaning / etc.

In summary - STR, not worth it. LTR, case by case basis + upcharge.
