@John McCabe I agree with what Nathan said. Each person will have their own unique experience with each of this softwares, and their challenges will be based solely on their business needs. What might be a challenge for them, might not be for you. I'm sure both of these softwares offer free trials. Test these out and see which one is a better fit for your business.

We have a limit of two pets per unit so that would be a big no for us.

@Sami Gren I would not pay a premium for listings. Free listings do the job very well for us. Make sure to list to multiple websites and you should see some traction!

I agree with @Greg M. We too set up a one to two hour window on the weekend for showings. It makes them much simpler to manage, and people tend to apply sooner since it creates a sense of urgency when they see that they have some competition. 

@Elena Pech We charge a one time, non-refundable pet fee - most landlords usually charge anywhere between $50-$500 for pet fees, which you can use for any damages. You can charge this fee, depending on the amount of risk presented by the pet. Additionally, we charge a small monthly amount for pet rent, where you can charge anywhere from $10-$80 each month. Pet fees (whether one time or monthly rent) are not legal in every state, so I suggest you refer to your state laws as well. Hope this helps!

@Marco Samame I've been using Innago for years and it has greatly helped us manage our properties. Since Innago is a free software, they do charge your tenants a fee every time they make a rent payment online to you. It's $2 for a bank transfer and 2.75% for credit/debit transaction. You could also choose to take on these fees instead of having your tenants pay them. They also have a tenant credit reporting feature that's offered totally free for your tenants.

Like most others said, start the eviction process right away. You do not need to be wasting any more time with these tenants.
