I am looking to purchase a home in Destin, Fl I came across this one

Very interesting tile work,,, I think this home would be a great deal. I wont be able to purchase for at least 6 months I know this home will be long gone, but I thought someone who can live with this tile or demo and rehab will be getting a nice property!!!

It may be early for these eyes. I'm just seeing the 2 day event choice for 275.00. Is there another place to find the one day?

My conflict is the Giants/Braves game on Sat....If I traded my game ticket for one for this event, I think I won't have a boyfriend anymore lol...don't get me wrong I love going to the games...but wow this event I feel will add to the life changing experience of REI!!

So that leaves Sunday to attend! I really am excited..I feel like the smallest of the small fry attending! I know that I will learn some great things~~

Is there a possibility of purchasing a ticket for Sunday? I just realized I have a conflict on Saturday. I haven't purchased a ticket yet!

Wow it has been a year!

I did attend one other event, all a got out of that one was a free lunch! Oh and I learned what a "put" and a "call" were in regareds to investing in the stock market.

I have purchased, rehabbed, and currently seeking tenants on one home and  have made an offer on another.

I have learned so much from the podcasts and videos and just plain stalking the forums it is amazing!

I am going attend the Bay Area Networking Summit! I am so excited!

I know in the area where I have this home realtors stress the county appraisal values Ie " priced xxx amount below appraisal!" So as far as a starting point for market values county appraisals hold some weight. 

But since I am buy and hold this really does not apply to me. 

I just do not know how much weight the bank will give the count appraisal.

I purchased a property in Jan. It was in terrible shape! At the time the county had the appraisal in the low 80's.

Last month I received the current appraisal and it dropped to 47000.

I called his office and told him about the rehab and he said he would come out again in October.

I was set to do a refinance out of my hard money loan in August when it is rented. (and the 6 month seasoning is up)

Should I wait until the county does their appraisal and then do the bank appraisal?

Would this lower appraisal by the county affect the bank appraisal?  I will have pictures of before an after available for the bank appraiser.

I do want as much ammo to warrant an even higher appraisal than the original low 80's.

The positive thing so far is my taxes will be lower the first year!

This home is in Texas.

It will be a challenge when your SO isn't on board (yet).

I am kinda in the same boat, my SO isn't into real estate investing, but I am. I had a property before I met him and have acquired one other since.

Even though I would love his input, that isn't where he is right now, his healthy dose of skepticism however does slow me down and makes me make sure that I am going in a good direction.

I ordered books, listen to podcasts, post and read the forums. This has helped me tremendously!

Even though I had "Chip and JoAnna" dreams, I have to realize that I have my "job" and he has his.

My properties are out of state so there really isn't anything for him to do, (but listen on yet another phone call with my contractor, LOL) but be supportive at this point.

What is your wife's strengths? If I may ask? Is she organized? Like to decorate? Talk to others on the phone? If she is interested mabey helping you with some of your tasks will get her exposed at least.

I keep telling myself if it was easy everyone would do it...but even then people do not!!

So out of curiosity how does an application deposit work? Is there a specific amount based on the rent?
