What kind of air conditioning are you pricing for? and 150 for paint?

@Brice Hall I feel you have a chip on your shoulder regarding this issue.

Is your  intent to educate us on a better way? If so what is the better way?

Do you own property? Define rich.

I for one am thankful for everyone here who has encouraged me with their stories and experiences  to buy that "30k" property.

I am looking to build wealth slowly, something to pass on to my children.

Even though It may not meet your definition of "rich" at this point in my life it is working for me and I am getting an education in my choice to build wealth.

If you cannot add any constructive advice or give examples of what you mean, then stop with your blanket statements.

I am not trying in any way to discount your right to your opinion, its just we need more information behind it. Until then it is just an opinion and well everyone knows what that means....

From my last refinance experience it wasn't the amount of the credit cards I had, it was how much did the monthly payment affect the DTI! We ended up rolling a few cards into the refinance to get the DTI where it needed to be.

I would suggest speaking with a lender to see where you are in regards to how much you can borrow!

P.S we LOVE IHG!! We were able to secure two free nights at the Willard on our trip to Washington D.C a couple of years ago! Totally worth it!!!

Ps.s According to CreditKarma I have 32 open credit card accounts. I was able to get two more personal loans to finance my latest rehab.

@Melanie Fairchild I would like to jump in here too as I am looking for a rental in Destin as well!

I lived in Fort Walton Beach back in the ealry 90 when I was stationed at Eglin AFB.

I will be in Destin in early July, Going to get a feel for what is out there. My head is swimming with all the complexes around, but I hope to find something!!

Ive been flagging these types of ads whenever I see them. Craigslist mostly.

 I troll daily in the area I am interested in and see the original ads. Then later I see them for less with the identical information but they always leave out the phone number. The emails are something like alisson@Yahoo,com or gregmonte@Gmail,com

I posted my house for rent with no interior pics, and no street number, part because of the scams and the house wasn't completely camera ready. I also give a contact number and by viewing by apt only.

@Nick Brubaker how did the scammer get their info though? Did the prospective tenant respond to an ad?

Thank you all for the advice! It really helps me find and stay in a good direction!

Now he wants to bring by the deposit and rent this week.

 We have another showing tomorrow. I am going to let him know that we are still accepting applications and that when we decide we will let him know

So far he is the most promising prospect, he is a school employee that is transferring to town. He has seen the house twice and really liked it. And the only ones so far who have submitted an application.

The house will be available on the 15th. I asked for 1000 security and 825 rent. Deposit in full and prorated rent for June.

He asked first if he could put 500 down on the 15th and the rest on the 1st. I said I no. The entire deposit and rent paid before any keys given. Then the regular rental amount starting July 1st.

Does anyone here split the deposit? how has it worked out?

I just feel if they are serious they will have the money and it is kinda starting things off on the wrong foot if the prospective tenant is asking for concessions.

I do have other prospects in the pipeline, but its just the fact he has asked this twice and Ive given him the same answer. He also has a house to sell and I understand that, but the deposit must be paid in full.
