Hi! We have stayed at at several Abnbs

This is my opinion. 
The living room needs more seating. A larger corner couch or another easy chair..the coffee table is kinda small.(it’s the photo) and doesn’t match the end table. 
.put a larger photo/ canvas print instead of that small one. An action cowboy, beautiful sunset picture!

And instead of painting all the walls just paint an accent wall.. 

Add photos of interesting areas, and books about Wyoming, you may have visitors who have never been there before and it’s a nice touch to have something to read about the area. 
if you can replace the ceiling fans.or paint the blades. they just really blend into the ceiling. 
Kitchen colorful hand towels, flowers (fake) on the table. Are those chairs comfortable and sturdy? More colorful pics on the walls! 
some kind of interesting tile backsplash there are done great scenery ones!

The bedroom, colorful cover and pillows. The lamps are kinda small. Is there a full mirror to check oneself? 
The room with the two beds, the beds just look messily made up. And the photos make them look narrower, the other photo they are wider. Move the chair and space them further apart. Again more artwork.

Hallway pic I don’t think is necessary

Bathroom pic, towels look messy, a colorful shower curtain, is there room for a hair dryer, and a shelf, medicine cabinet for necessities? Like medications, toothbrushes, if you are looking for long term stays, they are “moving in” 

For the front a welcome sign, mabey with the name of the house? Maybe paint the steps and front door. 
look at other listings with western themes. And others in your area.

Play up location to airport.

The way the listing sounds it’s like you just are offering it for extended stay only. That would cause a click to another place.
I clicked for a two night stay and it said 14 night minimum. I didn’t see that in your listing. It only had that near the calendar I didn’t see that at first. 
I think you are eliminating those who want to stay near the airport to catch a flight by having a minimum 14 day stay. 

I just checked it again and it’s saying 600 a night. 

I’d also check out the other listings, read all the reviews and look at the  photos.

I do agree with an above post are you do have quite the book written on the Zillow app. 1.start with the size of the home deposit information. pets yes or no

if they are interested, then they will utilize the app to put in an application. 

once they get to that app after you approve them then you can present renter insurance ect

the first thing a tenant is going to look for is where is the house located ? Obviously they clicked on your link so if the location was OK with them they’re gonna want to know the size of the home, how many rooms bathrooms etc. pets accepted and of course the rent and the deposit amount then if they are interested, they will go to the link and apply and I do feel the application fee may be a little high as well I don’t know what your area charges , but that fee may be a little high and is it refundable if they are not accepted?

Do you have recommendations on a system or company who provides this?

I am considering adding this to services offered to clients, out of area and local, these properties are vacant, and no utilities.

I am thinking of purchasing a system, putting it in, and removing it once property is rented/sold.

I’ve seen stand alone solar cameras with cellular, im researching cost, and I want to provide access to owner if they wish to view the property remotely. 

As far as cost, I’m looking at initial set up, then monthly until property no longer needs the system. 

Tl;dr am looking for a security system that can work without wifi or electricity at a location.

I started a business managing vacant homes for out of town investors. Also take photos of prospects. I just wanted to know what to charge for Continued securing of property, (drive bys, check locks, windows,) . I also provide lock boxes, make keys ect. Should I charge by the hour? I charge per occurrence to take photos, but I’m not sure whether to “package services” monthly. Or each time I go to check the property. if you are involved in this type of property management, I’d love to chat!

The first one was the house I lived in then rented out when I moved. The second is an owner finance off craigslist and the most recent is an REO from the MLS. I also have a few lots purchased through a local auction company .

It’s interesting, my daughter who owns no property, moved from CA to TX and is now getting calls and postcards about selling the house she left, the house isn’t hers. Do not sure how they got that angle...

No problems, actually went and finally did a garage conversion prompted by the fact my tenants company went completely to telework.

So far so good!

Debbie Dobbins is a local realtor/property manager. She is a great local business/ community supporter. I manage my own property so I have not worked with her in that aspect.
