@Matt M. the laminated copy is a great idea! That would save making copies!

Hi! I am in preparation to rent out my property. I was thinking of putting in a yard post like the realtors use with the plastic box with information (rental criteria) and the phone number to call to get an application.

Has anyone done this? I thought this would set a good tone for the property and catch eyes of people who may be driving through the neighborhood.

I found my latest property on craigslist. I also have searches set up with various other sites, like IFTTT.com, Hud.gov.  trulia.com realtor.com. auction.com redfin.com 

The current one I am working on I found on Homepath.com (also an automated search). These are Fannie Mae Forclosures.

Other ways are driving around, "driving for dollars" looking at individual bank websites for REO.s,

Keep looking, I do spend a lot of time on the computer, but automating searches is a great way to get instant notifications of properties you may be interested in!

Yes definitely, check the zoning laws. my dad had some land in Pecos, he had one large trailer and put in two smaller ones. He got fined about 9 months later for the two smaller trailers, apparently in the "fine print" was the wording about one dwelling per lot.

is their credit really that bad? If they can afford a 2000 monthly payment with a 60000 down I think someone would finance them or at least let them know what to do to fix their credit.

I saw that one too (online).  For me I would have to get that house for 45000 or less because of the repairs. The appraisal is at 88000. I do not think you will get your money out of this one.

But that is just me.

P.S. Where did you get your ARV? And did you acconut for any maintenance/cleaning or even replacement of the HVAC? I had mine done on my recent rehab (granted it was really bad) it was chemically cleaned it cost 450.
