Hi Tom Feret - did we exchange e-mails awhile back? Sounds like you want to "house hack" as Brandon/Josh call it. This is how I got started with a VA loan. I'd recommend finding several areas you want to live and pull mailing addresses on owners of multifamily properties. The MF properties I've seen come across the MLS are crap and in lower income areas (some wouldn't mind that, but not me). Strike up a direct mail campaign to generate leads. Any leads you get, run the #'s and send those #s out on BP to get feedback. The other way would be to network with realtors who focus on multifamily properties and get properties sent directly to your inbox; however, you'll most likely find better deals through direct mail and talking directly with sellers. PS, I've marketed to sellers as a cash buyer and ended up purchasing with seller financing or a conventional loan.

Sell it, wait for the market to correct and purchase 2-3 more rentals. I'd be interested in buying the home if you plan to sell.

SO, I thought I had additional VA entitlement remaining, but come to find out, I have $0. I purchased a Texas home in 2013 with a VA Loan for $156k and have rented it out since... From my understanding, if the loan is over $144k, then only in special circumstances do you have extra entitlement.

Can I pay down the loan to $144k, refinance, and free up entitlement to purchase another home? If I can, what would be the max loan amount for the 2nd home?
