I'm curious to know what staging companies everyone has used for their flips in the Dallas (or Plano - Arlington) area? What does pricing look like to stage master bed/bath, kitchen and living room areas? I' be interested to hear what professional photographers you have used in the past as well. I've always let me realtor deal with this aspect, but I'm now getting my license to sell my flips.

Or just ask "Are you willing to Seller Finance the home to me and make cash flow every month WITHOUT having to deal with tenants?" That usually gets my seller's attention. Then they might be discouraged because it sounds like more work. I let them know me and my attorney will take care of it all. All you have to do is sign the standard agreements and receive a check in the mail every month. Negotiate a $5k down payment with a 30-year seller financed note.

@Account Closed He said of course and that It's no different than a Sub2 Assignment - he's is closing these transactions weekly here in DFW. It all makes sense to me. I've now got one in the pipeline, so thanks for starting this thread and bringing this to light!

Tom Feret Just don't get caught with your pants down! Live-in flip makes me think 1+ year hold time. We're at record high prices and a market correction is on the horizon. People purchasing now will most likely be under water at some point in the next few years. When you buy, run the #s on turning it to a rental in case you want to move and the market has turned around. Everyone's strategy is different, but I've been converting properties to paper and I plan to snag up rentals on the downhill like I did in 2008-2010.

@Joe Kim Now may be a good time to turn to paper in the Houston market (depending on your overall strategy). The reason I asked about purchase dates is because you were purchasing as the market is towards all-time highs in Houston. I try to purchase rentals after market corrections and turn to paper on the upswing (aka now); however, that's my personal strategy/preference.

Jeff Rappaport I've wrapped notes in the past (Sub2/Seller Finance), but never really thought about wholesaling seller finance deals. What you're saying makes sense and I'll bring it up with my attorney (who's very savvy in wrap mortgages and seller financing transactions) during our next lunch meeting. Thanks!

Jeff Rappaport curious to know if the seller knows you're finding an owner occupant for them - Do you tell them bluntly? Assuming you have a loan servicing company service the loan for buyer/seller. Do they ever ask what happens if the note isn't paid each month? If so, how do you respond?
