Great points Cameron Tope - the key is to be consistent with revenue generating activities day in and day out. I hope I didn't discourage, just know that if you don't find any good opportunities the first few months, to keep plugging away.

Wholesaling is the most competitive strategy in any market; especially, the DFW market. If you're not finding good wholesale deals in the first few months after spending money, don't get discouraged... keep plugging away. Best of luck!

Why 2000 when you can send 4000? 1000 per week gets me 23 calls. If you have the money and you're blanketing all those counties, the more the merrier. Good luck competing against the thousand others blanketing probate in DFW :)

I meant looking at the finish outs of the comps to provide a better repair estimate; however, given the #s and the info I have, it seems like it will be profitable. Also, depends on on/off site factors - For example, is it backed up against a busy road or there's a water tower behind the property. I would be careful with keeping plywood for walls or ceiling in bathrooms or kitchens... Warping or mold may be a pain in your ***. You may be fine keeping plywood in living room. Also, be weary of water damage elsewhere or mold from the damaged roof.

Oh, gotchya. I've contested the appraisals for one of my homes in Brevard County, FL. The regulations for contesting appraisal probably differ state-by-state and county-by-county. There was information on contesting on my year end property tax info I received from the county. I'm sure if you called Tarrant County up, they'd lead you in the right direction.

There was a BP podcast where they interviewed an appraiser, but I forget which one. You can always pay the money to get it re-appraised, but talking an appraiser down or up on value might be difficult. Did you ask the "Why?" questions or point out areas you think he might have missed?

I'm a West Pointer and former Army Officer who runs a REIC on the side in DFW. I probably wouldn't start a company with anyone else, but I'd be interested in connecting and potentially partnering on opportunities.
