Hey Demetris,

Usually, the New construction side of real estate has a LOT of moving parts that you should dominate if you want to successful. 

I would start reading all I can about real estate and how everything works, then I would look for a mentor in that field that you can shadow or even do small tasks for him, and from there do bigger and more complicated things until you can be on your own.

Hey Ann,

These days anything can be considered a support emotional animal. Usually, dogs are messy and the ones with not good behavior will cause some damage to the property. 

You are in your right to deny them if you said not pets. 

Now you should check the laws and regulations of your state regarding pets and tenants.

I will go for what the contract says first and based on that make your arguments.

It is true that the landlords want the most out of their properties but if she was planning on doing this she should have communicated before the contract was executed.

For STR I would keep my investment out of those areas due to the restrictions.

Also as some other members mentioned the condo association will go up very soon due to the new regulations.

Post: Seller transfers title to LLC during escrow

Hey Raja,

I just had the same situation on a property under contract. The seller and buyer agreed to transfer the deed to an LLC with the addendum signed by both parties.

The addendum was sent to the title company for review and with the supporting documentation that the buyer is the legal owner of the LLC.

The title company went over it and everything is good. We are closing on Monday.

Anyway, check with your attorney since laws regarding this are different in all estates.

 These companies are always looking for places they can use for their personal/clients. 

Star with calling them and building rapport. Make a list and follow up with them. Eventually, they will give you a chance to prove your worth, maybe the first deal is not the greatest but it will open the doors to many more.
