Yes definitely you can do it all yourself but there are a lot of moving parts in a real estate transaction.

Do your homework and prepare for a long and hard experience to learn.

Hey Eddie,

I am not a CPA but I think your strategy is good. If your end goal is to invest in real estate don't put that money in high-risk markets. Keep saving and you will reach your goal.

Also, 401K allows you to borrow that money without penalties if it is for a downpayment on a house.

Why invent the wheel when you can drive the car?

Benjamin Toaff is a killer wholesaler you can learn from and he is local in Miami.

Before quitting I will make sure to have at least 6 months in reserve to cover all your expenses.

The most important thing for me is having a Follow up system with my leads.

Having a CRM made a huge difference in my business. It is impossible to have everything on your mind when you have more than one deal going on.

Also, I think having a mentor can make a big difference in the amount of mistake you make when you area starting.

Those wholesalers indeed will buy anywhere but at super discount rate and probably won't close at the end. 

And it depends if there is any activity on your backyard or not. If there is no investor activity in your market why waste time and resources on it?

Welcome to BP! 

Well as you might now all Miami are is on fire with Short Term Rentals so basically almost everywhere you will cashflow. Now do your research before pulling the trigger.

I will stay away from Miami Beach area since they have tons of restrictions on STRs.

I hope that you find a good place to do your AirBNB

Hey Mark,

Yes, you probably will have to find a cash buyer that is 55+ to close that deal.

And it is perfectly find to ask a realtor for comps and even for an investor that is 55+.
